FINANCING GUIDE

BUYING PROPERTY IN BAJA CALIFORNIA SUR

Most purchases in South Baja are cash transactions. It is the fastest path to closing and gives you the strongest negotiating position. If financing is part of your plan, here is what is available in 2026.

FOR MEXICAN NATIONALS

Mexican buyers have access to mortgage products through major commercial banks — BBVA, Banorte, Santander, HSBC, Scotiabank, and Banamex — as well as government programs:

INFONAVIT — For IMSS-affiliated workers. Credit can be used independently or combined with a bank mortgage to increase purchasing power.

FOVISSSTE — For ISSSTE government workers. Several credit modalities available including open market purchases.

Most bank mortgages require a minimum 20% down payment. We can connect you with mortgage specialists who work specifically in BCS real estate.
